The hiring process

Step 1: First of all, check further down in this FAQ if you meet the stated rental requirements. If you do not meet the conditions, unfortunately, we cannot serve you further for this project.

Step 2: If you meet the conditions, use the button at the top of the website to go to the property finder, here you orientate which apartment(s) you would like as your future home.

Step 3: Start the digital registration by clicking on the "I want this property!" button. You will then enter the housing file. From here you can create an account in which you can provide your data and your preferred homes.

Step 4: Once you have entered all the information, you will have the opportunity to upload your documents. This is optional at this stage and not yet mandatory. After the allocation we will ask you to upload your documents.

Step 5: You are now all set, now it's just waiting for the registration period to close and the homes to be raffled off!

Homes will be assigned based on the preferences you provide. If there are multiple applications for each home, a draw will be made. The draw is done by means of a digital distribution assistant. When selecting the most suitable candidate, we only use objective selection criteria such as income in relation to the rent, family size and similar criteria. In no situation do we make positive or negative exceptions based on gender, color, last name, orientation, origin, religion or ethnicity of the house seeker.



For properties rented in the medium-priced rental segment, candidates who meet the priority requirements are considered first. These are candidates who meet the set income requirements and in addition:

1. Have a key occupation and thus work in healthcare, education or security or;
2. Have lived in Southeast for at least 6 consecutive years in the past 10 years.

After that, other applications will be considered.

Payroll

Principles:

  • A maximum of two incomes can be counted per household. Incomes of children living at home do not count.
  • The income test is based on gross monthly income. This monthly income may be increased with (1/12th part of) the vacation allowance, provided this is part of the employment contract. Work allowances (such as the irregularity allowance) may be included, provided they are of a permanent nature. This is calculated on the basis of the average labor allowance over the past 24 months. Bonuses do not count in determining gross monthly income.
  • In the case of two incomes, both incomes count in full.
  • The incomes have a sustainable character (permanent contract, letter of intent).

The minimum gross income is calculated according to Table A.

Independent

Principles:

  • The basis for calculating the notional gross income is the net profit before tax, In doing so, the financial statements of the past two years must be submitted.
  • The gross monthly income is calculated according to the formula: (annual profit 1 + annual profit 2)/24).
  • Minimum gross income is calculated according to Table A.
  • Self-employed person should always deposit a security deposit (see 1.e).

Retired
If a tenant reaches retirement age, the gross (retirement) income may be increased by 25% in a review with the minimum gross monthly income.

We assess incomes in different ways, depending on your situation. For example, we assess self-employed entrepreneurs differently than tenants who are salaried. The rental officer will guide you through the process and support you where necessary.

It is important that the tenant(s) themselves meet the income guidelines. It is not possible to rent with a guarantor.

A benefit is included as income provided it is a long-term benefit. Think of a WIA or Wajong benefit. If this is the case, we would like to receive the following from you:

  • Letter of commitment from UWV instead of an employer's statement
  • Copy of bank statement showing payment of benefits

We will then assess internally whether you meet the income requirements.

You may include 10% of your equity (minimum €50,000 equity) in your gross annual income. This equity may be in savings, which can be demonstrated with a screenshot of the savings account. This may also be excess value of a house that is on sale or has been sold. For the latter, we need an order to the real estate agent or a deed of sale.

Note! Investments are not considered equity.

Only after being assigned to a property, we request documents. Which documents you need to provide depends on your employment status. With the Datakeeper service, we try to keep the number of documents to a minimum. These are the documents we ask you to upload in the Housing File for each situation:

  • Copy of valid identification;
  • Copy employment contract (in case of new job);
  • Copy of deed of sale if the current home has been sold, but transport has not yet taken place.

Are you self-employed?

  • Financial statements of 2022 and 2023 (with auditor's report);
  • Profit and loss account for 2022 and 2023 (with auditor's statement).
  • Extract from the Chamber of Commerce (maximum 1 month old);
  • Copy of purchase deed if the current home has been sold, but transport has not yet taken place.
  • Landlord/mortgage holder statement

Are you retired?

  • Copy AOW strip
  • Copy retirement strip
  • Last bank statement of payments
  • Copy purchase deed if the current home has been sold, but the notarized transport has not yet occurred.

To safely and reliably qualify for housing, your (personal) information is verified via Datakeeper. Datakeeper is an application on your phone to do this securely and quickly. With Datakeeper we can better guarantee your privacy and you are in control of the data sent.

To completeyour registration for a rental home and verify your data, a Datakeeper request will be sent. You must have the login details of your DigiD. Unfortunately it is not possible to log in with the DigiD app. You must be in possession of your username, password and make sure that SMS verification is on. Please visit: https: //www.digid.nl/inlogmethodes/sms-controle/ to check if SMS verification is on.

You will receive this request after any assignment. If you want to be considered for the priority scheme for the medium-priced rental housing (key occupation or district priority), you will receive this request before any allocation, so that the rental team can already verify your priority status.

In addition, to support your case, we will ask you to submitsome documents separately (see the question above). You only need to provide these documents after a possible allocation.

The use of Datakeeper is a requirement. Therefore, it is not possible to manually send us your documents unless they are additional to your Datakeeper session. Are you experiencing problems with Datakeeper or DigiD? Please contact the rental team.

You do not have to pay a registration fee and there are no mediation costs/court fee. The first month's rent and any deposit must be transferred before the property is handed over.

The service charge is €125 per month.

A deposit is not routinely required if (both) tenant(s) have a permanent contract, only in cases where extra security is needed.

Independent entrepreneurs are required to pay a security deposit of 2 times the bare monthly rent.

It is only possible to rent with sufficient income according to the income standard, where a maximum of 2 incomes may be considered a joint income. Also, no more than two tenants may be registered at one address. Unless these requirements are met, it is not possible for students to rent accommodation. No third-party guarantees (parents) will be accepted. Student loans are not counted as income.

Sharing a home contributes to affordability and can be cozy. The following conditions apply:

  • A maximum of two residents per dwelling
  • Each resident fully meets the income requirements of their share of the total bare rent (being one
    half)
  • One lease must be drafted, where all residents both individually and jointly
    are listed as tenants,
  • The tenants are jointly and severally liable for the payment of the entire house rent and must remit the rent
    as one amount to the landlord via direct debit.
  • Should one of the tenants leave the property, the property must be re-rented to
    A tenant who meets the income requirements.
  • If one resident terminates the lease, the remaining co-tenant has two weeks to propose a new co-tenant to the property manager. This candidate must meet all rental requirements.

You rent for a minimum of 12 months. The notice period after that is one calendar month.

Yes. You pay service charges, on top of the bare rent. You can find the monthly advance payment on the final price list when it is determined. You pay part of the costs for the common rooms. You will always receive a separate statement and an annual overview with a specification of the actual costs incurred and the amount you and your neighbors have already paid in advance.

The composition of the service costs is determined by law and we are not allowed to deviate from it. If you want to know more about it, check the website Rijksoverheid.nl.

Costs that you do not pay to the landlord, but which you must take into account are, for example, the costs for water and electricity, taxes and insurance. The homes are not connected to the gas grid.

It is not possible to tour the property because the homes are currently under construction. We emphasize that you accept the property and sign the lease from the floor plan. No rights can be derived from the photo, floor plan and advertisements.

All files are thoroughly reviewed. If we find that your file is filled out incorrectly or if the Datakeeper data shows that the information differs, we will unfortunately cancel the assignment. The hiring officer may reject a file if there is reasonable doubt and will inform the candidate why this choice was made.

No parking permits will be issued by the City of Amsterdam to park on the street.

However, we will issue parking subscriptions for in the parking garage.

Please note that these spaces are exclusively reserved for residents of a medium-price residence and a free-sector residence. Residents of social rental housing cannot purchase a subscription. Availability is limited and demand is high. During your subscription, you can indicate your interest in a place. Later, you can register via an online portal and the parking spaces will be allocated.

A subscription is expected to cost about €185 per month exempt of VAT.

On the house plans there is a north arrow from which you can see the sun position. In addition, the sun position of the outdoor space is listed on the price list for each building number.

Yes, pets are allowed as long as they do not cause a nuisance to fellow residents. If damage is caused to the property by a pet, this will always be recovered from the tenant. Further information on keeping pets can be found in the rental agreement.

The project

The project is located in Amsterdam Bullewijk (Amstel III)

The first rental homes will be completed in mid-October 2025.

A total of 1,095 housing units will be built. Of these, 823 rental homes will be realized across six towers.

Yes, the apartments that will be delivered will be a combination of 110 social rental units, 525 medium-price rental units and 188 free sector rental units.

Some residents may be eligible for a parking subscription in the parking garage below. Residents of social rental housing are not eligible for a parking subscription. Due to limited availability and high demand, parking spaces are reserved for residents of medium-income rental housing or free-sector rental housing as long as spaces are available.

The cost of a parking subscription is expected to be approximately €175 per month; the final rate will be determined at a later date. During your registration, you can indicate whether you are interested in a parking subscription. We will let you know later if a space is actually available. Is there no parking space available? Then we advise you to look in the immediate vicinity to see if there is space in another parking garage. Applying for a parking permit is done through the municipality, but for SPOT that possibility seems to be out of the question.

Yes, a housing permit from the City of Amsterdam is required for all social, mid-rent and mid-rent apartments. You must apply for this permit yourself before you can live in the property.

Apartments

The walls are wallpaper-ready and in addition already primed. Not sauce ready.

The apartments are delivered without a finished floor. The floor in the bathroom and toilet are tiled.

As a tenant you are responsible for laying your own floor. To help you with this, SPOT is working with Hügge: a specialist in floor and window coverings for new construction. Via Hügge's special upholstery page you can easily see which floors are suitable for your home, including all options and prices. So you can quickly make a good choice, tailored to your situation. You can also make an appointment to take a look at the showroom.

When laying a floor, it is important to consider the building's noise requirements. The standard standard is a sound reduction of at least 10 dB. Pay close attention to this when purchasing your floor and subfloor. The subfloors offered by Hügge meet these noise standards, so if you choose their offering you can be sure you're in the right place.

Your home has a modern heating system that can also cool. For optimal operation, it is important that your floor blocks as little heat (or cold) as possible - the better the conduction, the more efficiently the system works. At the same time, the floor must also meet noise requirements. Therefore, inform your flooring supplier well about these two aspects. If you choose floors from our partner Hügge, you can be sure that they are fully suitable for the heating and cooling system as well as meeting the noise requirements.

The bathroom floor and toilet will have dark floor tiles. The walls of the bathroom and toilet will have white wall tiles.

In the toilet, a wall-mounted toilet and a fountain will be installed. The bathroom will be equipped with a sink, mirror, shower set and a shower drain.

The kitchens are of the Bruynzeel brand. All kitchens will be fitted with white fronts and a light color top and a four-zone induction cooktop and recirculation hood, the mid-rent and freehold rentals will also be fitted with a fridge-freezer, dishwasher and combination microwave.

The sheet metal interior door frames are provided with factory finished interior doors in the color RAL 9010.

No, that's not necessary. Managed WiFiis available in SPOT . This means that WiFi is offered centrally in all homes and common areas. So you do not have to take out a separate WiFi subscription yourself. This facility is part of the finishing level of the home.

Yes, a videophone is available. This way you can see who is downstairs in front of the general entrance door before you open the door.

The houses are heated and cooled by means of a heat and cold storage system. Hot tap water is heated by district heating connection.



The temperature in the bedroom can be controlled separately.

The air in your home is ventilated through a heat recovery system (WTW). In almost every room, white valves on the ceiling provide fresh air. You may not remove these valves. Note that these valves are not shown on interior impressions, but they are present.



Read your rental agreement carefully. It will tell you exactly what the floor in your rented property must meet for the underfloor heating to work optimally.

The connection and drain for the washing machine are located in the technical room or storeroom.

The house plan shows whether the house has an outdoor space and what type of outdoor space it is.

No, the house is delivered without curtains or other window coverings. You also arrange this yourself as a tenant. Fortunately, you don't have to do this alone.
